What is Hill Country Place?

It’s a top-quality San Antonio community designed especially with UTSA students in mind. Hill Country Place features a variety of spacious apartments plus a full set of community features such as resort-style pool, 24-hour fitness center, dog park, business center and more.

Is Hill Country Place part of the University of Texas at San Antonio?

No. Hill Country Place is a privately owned and professionally managed community. Click here for more information about the management and ownership.

Can I live with friends, or can you match me with roommates?

You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

What are per-person contracts?

Instead of requiring all roommates to sign a joint lease, each person at Hill Country Place has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

What is included in the rate?

Each resident at Hill Country Place pays a flat rate that includes:

  • Furnishings
  • High-speed internet
  • Water/sewer
  • Trash disposal
  • Community features – fitness center, pool, etc.

What size are the apartments?

The spacious accommodations at Hill Country Place include 1, 2 and 4 bedroom apartments, with a private bedroom-bathroom suite for each resident.

Are the apartments furnished?

Yes, each apartment at Hill Country Place has a furniture package that includes a full-size bed, memory foam mattress, desk and chair and dresser drawers in each bedroom. The living area includes a 50” flat panel TV, sofa, coffee table, entertainment stand and barstools.

When do the contracts start and end?

The standard term is August 20, 2024 to July 24, 2025, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff. Click here for a sample agreement.

Is a co-signer or financial guaranty required?

Within 7 days after a Housing Agreement is signed, each resident is required to do one of two things: provide a qualifying guarantor (often a parent), or pre-pay the final 2 installments.

Can I pay by credit card?

Yes. Residents can pay online 24 hours per day, by credit card or ACH electronic checking. Hill Country Place also offers automatic payment by either credit card or checking account — just fill out one page, one time and payments will be made automatically. Convenience fees apply for credit card and debit card payments.

Will my financial aid cover charges at Hill Country Place?

Your living costs at Hill Country Place can be covered by financial aid, just like on-campus housing. Any available financial aid funds, after university charges are satisfied, are released to the student for non-institutional expenses, such as off-campus housing. These funds can be used to pay charges at Hill Country Place. Normal payment deadlines will continue to apply.

Is Hill Country Place open to non-students?

Nearly all the residents at Hill Country Place are students at University of Texas at San Antonio and the per-person contracts are also designed with students in mind. Residents/families with children are welcome. There is no extra cost for minor children in the care of adult residents, other than regular charges for each bedroom space selected by the resident. A minor occupying a bedroom space rented by a parent, guardian or person with legal custody is not considered a breach of the Housing Agreement or a violation of the rules. Hill Country Place is an Equal Opportunity housing provider and welcomes applications from non-students. In order to match student roommates in shared apartments, we will request roommate consent for any non-student occupants.

What kind of safety and security are provided?

Hill Country Place has a monitored fire-sprinkler system, along with individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also available 24×7 and can be reached by a 24-hour phone number.

What are the policies on pets, smoking and guests?

Hill Country Place is a pet-friendly community, subject to limits on animals and breeds. The community is smoke-free in all indoor and adjacent spaces. Guests are welcome at all times, subject to the consent of apartment-mates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Can I park my vehicle at Hill Country Place?

Hill Country Place offers free on-site parking for residents and guests, with reserved covered parking available for an additional cost.

What other transportation options will I have?

The university shuttle, The Runner, picks up in front of the Hill Country Place clubhouse and runs to the Ford lot on the UTSA campus, Monday through Thursday 6:50am to 10:25pm and Friday 6:50am to 5:15pm, during Fall and Spring semesters when school is in session. VIA Metropolitan Transit has a bus stop nearby on campus, that stops at The Rim, Shops at La Cantera, UTSA and downtown San Antonio. Hill Country Place also offers a bike share program.
